Two different numbers get called ‘value’ on this site. They are not the same thing, and one of them has known blind spots. Here is both, in plain English.

Price per square foot

Asking price divided by living area. That is the whole calculation — it is a sort order, not an opinion about the home. It is honest about space and blind to everything else: the club buy-in, the assessment, the roof, the road noise.
