The Neuman Group ("we," "us," "our") respects your privacy. This Privacy Policy explains what information we collect through this website and our Florida Concierge app (together, the "Site"), how we use it, who we share it with, and the choices and rights you have. By using the Site you agree to the practices described here. If you do not agree, please do not use the Site.
1. Information We Collect
Information you give us directly
- Contact details — your name, email address, and phone number when you submit a contact form, request a private showing, request a call back, sign up for updates, or use the feedback widget.
- Messages and inquiries — anything you write in a form, email, text, chat with our assistant Ava, or the concierge app, including questions about properties, neighborhoods, financing, taxes, or your move.
- Property & search details — addresses you enter (for example in our savings, mortgage, or tax calculators), neighborhoods you browse, budgets, must-haves, and homes you mark as favorites or pass on.
- Transaction-related information — if you work with us on a purchase, sale, or rental, we may collect information needed to perform those services (for example, price range, financing status, and timing). Documents for an actual transaction are handled outside this Site under separate agreements.
Information collected automatically
- Device & usage data — IP address, browser type and version, device type, operating system, screen size, the pages you view, how long you stay, the links you click, and the page that referred you.
- Approximate location — a general location (such as city or region) inferred from your IP address. We do not track your precise GPS location in the background.
- Cookies and similar technologies — see Section 7.
2. Where Information Comes From
- You — through forms, chat, the app, email, phone, and text.
- Automated technologies — cookies, server logs, and analytics tools when you use the Site.
- Service providers — for example, analytics, hosting, and communications providers acting on our behalf.
- Real-estate data sources — the Multiple Listing Service (MLS), public records, and market-data providers, which we may combine with your search activity to serve you better.
3. How We Use Your Information
- To respond to your inquiries and connect you with Dan and Ava.
- To provide our services — property search, showings, listings, market information, estimates, relocation guidance, and property-management services.
- To follow up about properties, neighborhoods, financing options, or services you've shown interest in.
- To personalize your experience, such as remembering preferences and showing relevant areas or listings.
- To operate, maintain, debug, and improve the Site, the app, and our services, including analyzing how visitors use them.
- To send service messages (for example, confirming a showing request) and, with your consent where required, marketing communications you can opt out of at any time.
- To protect the Site and our business — preventing fraud, abuse, spam, scraping, and security incidents.
- To comply with legal obligations, including real-estate regulatory requirements, and to establish or defend legal claims.
We do not use your personal information for automated decisions that produce legal or similarly significant effects about you without human involvement.
4. Ava & AI Features
"Ava" is our automated AI assistant, available on the Site, by phone/text, and in the concierge app. When you interact with Ava:
- Your messages (and, on calls, your voice) are processed by automated AI systems — including third-party AI service providers acting on our behalf — to understand your request and generate responses.
- Conversations may be logged and reviewed by our team to follow up on your inquiry, check quality, and improve the service.
- AI responses are generated automatically and may be inaccurate or incomplete. They are not professional, financial, legal, tax, or real-estate advice.
- Please do not enter sensitive personal information in any chat — for example Social Security numbers, full financial account numbers, passwords, or health information. We do not request such information through chat.
5. The Florida Concierge App
Our Florida Concierge ("the App," available at neumangroupre.com/app and in app stores) is an installable web app. In addition to the practices above, the App may collect:
- What you enter — your name and email if you choose to provide them, and the questions you ask the concierge assistant.
- Access code — if our team gives you a personal access link or code, we store it on your device to set your daily question allowance.
- Usage & engagement — which sections you open (e.g., Kosher, Areas, Events) and searches you run, so our team can serve you better.
- Notifications — if you turn them on, we store an anonymous push token for your device so we can send you listings, open houses, and community updates. Turn this off anytime in your device settings.
The App runs in your browser's secure sandbox. It does not access your contacts, photos, call logs, or track your location in the background. We use App information only to provide and improve the concierge service and to follow up about your move or home search; we do not sell it.
6. Calls & Text Messages
- By providing your phone number, you consent to receive calls and text messages (SMS) from us about your inquiry and our services. Communications may be placed by a member of our team or by our automated assistant.
- We may contact you by phone, including with automated or AI-assisted calls, and we may place an outbound call after you request a callback or submit an inquiry. Calls may be recorded and transcribed for quality, training, security, and to help us serve you. If you do not wish to be recorded, tell us and we will not continue the recording.
- Message frequency varies. Message and data rates may apply.
- You can opt out of texts at any time by replying STOP, and get help by replying HELP. You can ask us to stop calling at any time.
- Consent to receive texts is not a condition of purchasing any property or service.
- We do not share your mobile number with third parties for their own marketing purposes.
7. Cookies & Analytics
We use cookies and similar technologies (local storage, pixels) for three purposes:
- Essential — making the Site work: navigation, forms, security, remembering your app access code.
- Preferences — remembering choices like saved searches or favorites.
- Analytics — understanding how the Site is used (pages visited, time on page, approximate location) so we can improve it.
- On-site activity — to improve the Site and gauge what interests you, we record how visitors use pages: which pages and in what order, time spent on each, scroll depth, and which buttons and links are clicked, grouped by visit. This is tied to a device or session identifier and, if you are signed in, to your account.
You can control or delete cookies through your browser settings. Blocking some cookies may break features such as saved favorites or the concierge app's access codes.
8. How We Share Information
We do not sell your personal information, and we do not share it with third parties for their own cross-context behavioral advertising. We share information only:
- With service providers working on our behalf under appropriate restrictions — hosting, communications (email, phone, SMS), AI processing, analytics, mapping, and rent/valuation data providers.
- With the MLS and real-estate partners as needed to assist you — for example, a listing agent when you request a showing.
- With professionals you ask us to involve — such as lenders, title companies, inspectors, or attorneys, and only with your direction or consent.
- For legal reasons — to comply with law, regulation, subpoena, or court order; to enforce our terms; or to protect the rights, safety, and property of our visitors, our business, or others.
- In a business transfer — if our business is merged, acquired, or sells assets, your information may transfer as part of that transaction, subject to this Policy.
9. Data Retention
We keep personal information only as long as needed for the purposes above: to serve you, to meet legal, regulatory, and record-keeping requirements that apply to real-estate brokerages, to resolve disputes, and to enforce agreements. When information is no longer needed, we delete it or de-identify it. Typical examples: inquiry records are kept while we work with you and for a reasonable period afterward; transaction records are kept as required by Florida real-estate regulations.
10. Data Security
We use reasonable administrative, technical, and physical safeguards designed to protect your information — including encryption in transit (HTTPS), access controls, and vendor due diligence. No method of transmission or storage is 100% secure, so we cannot guarantee absolute security. If a breach affecting your personal information occurs, we will notify you and regulators as required by applicable law, including the Florida Information Protection Act.
11. Your Privacy Rights
Depending on where you live, you may have the right to:
- Access — request a copy of the personal information we hold about you.
- Correction — ask us to fix inaccurate information.
- Deletion — ask us to delete your information, subject to legal retention requirements.
- Portability — receive your information in a usable format.
- Opt out — of marketing emails (use the unsubscribe link), texts (reply STOP), and calls (just ask).
To exercise any of these rights, email dan@neumangroupre.com with your request. We may need to verify your identity (for example, by confirming control of the email or phone number on file) before acting. We will respond within the time required by applicable law, and we will never discriminate against you for exercising your rights.
12. State-Specific Rights
California
If you are a California resident, the California Consumer Privacy Act (CCPA/CPRA) gives you the rights listed in Section 11, plus the right to know the categories of information we collect (identifiers, commercial information, internet activity, approximate geolocation, and inferences — as described in Section 1), the right to limit use of sensitive personal information (we do not collect sensitive categories as defined by the CPRA in the ordinary operation of this Site), and the right to opt out of "sale" or "sharing" of personal information. We do not sell or share personal information as those terms are defined in California law, and we have not done so in the preceding 12 months. Authorized agents may submit requests on your behalf with proof of authorization.
Colorado, Connecticut, Virginia, Utah, Texas, Oregon, Montana & other states
Residents of states with comprehensive privacy laws have similar rights of access, correction, deletion, portability, and opt-out of targeted advertising and profiling. We honor these requests as described in Section 11. If we decline a request, you may appeal by replying to our decision email; we will explain the outcome of your appeal, and you may contact your state Attorney General if you disagree.
Florida
We comply with applicable Florida privacy and data-security laws, including the Florida Information Protection Act (FIPA) breach-notification requirements.
13. Visitors From Outside the U.S.
The Site is operated from the United States and intended for a U.S. audience. If you visit from outside the U.S. (including the EEA, UK, Canada, or Israel), your information will be transferred to and processed in the United States, where privacy laws may differ from your home country. Where required, we process personal data on the legal bases of consent, contract performance, legitimate interests (operating and improving the Site), and legal compliance. You may have additional rights under your local law, including the right to lodge a complaint with your local supervisory authority.
14. Children's Privacy
The Site is intended for adults and is not directed to children under 18. We do not knowingly collect personal information from children under 13. If you believe a child has provided us personal information, contact us at dan@neumangroupre.com and we will delete it.
15. Do Not Track Signals
Some browsers send "Do Not Track" or Global Privacy Control (GPC) signals. Because we do not sell personal information or engage in cross-site tracking for advertising, the Site responds to all visitors the same way and does not change behavior based on these signals.
16. Third-Party Links
The Site may link to third-party websites and services (for example, listing portals, school or community resources, map providers). Their privacy practices are governed by their own policies, not this one. We encourage you to read them.
17. Changes to This Policy
We may update this Privacy Policy from time to time. The "Last updated" date above reflects the latest version. For material changes, we will post a notice on the Site or contact you directly where required. Your continued use of the Site after changes take effect means you accept the updated Policy.
