Manage

The smallest door - six tools - and the only one selling an ongoing service rather than a transaction. An owner asks three things: who picks up the phone, what is my property actually doing, and should I still be holding it.

/managethe door
  1. Who answers the phone
  2. What is my property doing
  3. Should I still be holding it
1

Who answers the phone

The thing that actually differentiates a management company, and the thing every owner has been burned on before.

Who answers the phone

A real voice the instant it rings, day or night, in twelve-plus languages - and the system behind her that never drops a renewal, an invoice or a deadline.

/manage/who-answers
On that page you can
  • Ava — the 24/7 voice
  • Sol — the brain behind her
No signup

Should let a visitor hear it, not read about it. A recording or a call-me-now box beats any paragraph we could write.

2

What is my property doing

For owners we already manage, this is the site.

Your portfolio

Statements, rent, maintenance and documents for everything we manage for you.

/manage/portfolio
On that page you can
  • Owner Portal
Clients only

What rents round here

What rents where, by the month or the square foot, and every signed lease we hold on a map.

/manage/rents
On that page you can
  • Rent Map / Rent per SqFt Map
  • Closed Lease Map

The lease map holds 552,550 signed leases. That number is the proof and should be printed on the page.

3

Should I still be holding it

The annual question every owner avoids, answered against evidence rather than sentiment.

Keep it or sell it

Does holding still beat selling, on this property, this year - and the same cited appraisal a buyer would get.

/manage/keep-or-sell
On that page you can
  • Keep-or-sell analysis
Clients only

This tool can tell an owner to sell, which costs us the management fee. That is exactly why it is worth putting on the page.

What is wrong with this section right now.

Written down rather than discovered later.

Four of the six tools are not on this site yet

Owner Portal, Ava, Sol and the Closed Lease Map are all still elsewhere. The two that ARE here - the rent map and the keep-or-sell analysis - are the two an owner would care about least on day one.

Ava is a phone number, not a page

The strongest thing on this door is that a real voice answers instantly in twelve languages. That cannot be a card with an Open button - it has to be a number on the page and, ideally, something a visitor can trigger and hear for themselves.

Owner Portal is the whole relationship and it is one line

Statements, rent, maintenance, documents. For an existing client this IS the site. It deserves more than a card among six.

Keep-or-sell is the honest differentiator and it argues against us

A management company whose own tool tells you to sell is memorable. Worth leaning on rather than burying, even though it can cost us the management fee.
