Timing

Most sellers think they have no choice. Many do.

Seasonality is real, it is measurable, and in some cities it is worth more than anything a stager will do for you.

The advice nobody gives

Sometimes the answer is wait.

If you can move and the data says five months from now clears materially higher, we will tell you that - even though it means we wait too. A broker who cannot say it is not reading the data, they are reading their calendar.

When timing does not apply

A job, a school year, a divorce or a closing date on the next house all beat seasonality. This page is for the seller who genuinely has a choice.

There is a lot more in there than the month

Brainiac’s Corner is the research bench.

The seasonality board is one drawer of it. The rest is worth an afternoon on its own, and pieces of it turn up across this site wherever they answer the question on the page rather than sitting in a library nobody opens.

What we will not print

You get the finding and the working. We do not name where the underlying data comes from — that part is the reason we can do this and the next firm cannot.

What comes off this page

While you wait.

Two things worth doing with the time.
