This page ranks on price per square foot alone, so anything that is cheap for a reason floats to the top. The big one in South Florida is the mandatory-membership country club condo: the asking price looks like a steal, and then the buyer inherits the club. At several Boca Raton club communities the mandatory buy-in runs $100,000 and up, with yearly dues in the tens of thousands on top — money that never shows in the price per foot. A low number per foot is a question, not an answer.
Club charges are set by private clubs and they change; we do not always hold the current number. Where we cannot confirm it, the honest label is possible mandatory club fees — verify before you fall in love. We would rather tell you we do not know than pretend we do — ask us and we will find out before you tour it.
Two homes at almost the same price per square foot are not a coin toss: the newer one wins — and ‘newer’ counts a real renovation. A home whose effective year (the year the county says it was effectively rebuilt) is more recent beats an older one at the same money, because you are buying more building life for the same dollars a foot.
