The honest number

Asking is a hope. Closing is a fact.

The gap between the two is measurable, and we measure it. This is the page that decides whether you are happy in ninety days.

Three reads on the same question.

What this listing will really close at, how much sellers ask above value as a habit, and what actually happened to homes like yours.

Sold & Rented

Where a listing started, where it finished, and how long it really took. The honest version of “homes here sell fast.”

See what really happened
Why this is not pessimism

A right price sells faster and higher.

A listing that sits gets cut, and a cut listing is negotiated against from the highest price it ever carried. The evidence says the expensive mistake is the first two weeks, not the last.

The one we lead with is free

Sold & Rented needs no signup. It is the honest version of ‘homes here sell fast’ - where listings started, where they finished, and how long it really took.

The tax card most sellers never play

Your buyer’s property taxes reset the day you sell.

Florida caps how fast an assessment can climb — at most 3% a year on a homestead, 10% on everything else — but the cap dies at the sale. The county reassesses at market value, and your buyer’s bill can look nothing like the one on your tax notice.

Why that is your edge, not your problem

Our deal tools already reset the taxes at the buyer’s price before showing anyone a number, so a buyer who found you through us has no nasty surprise coming at closing. And a seller who understands the reset prices smarter: you know exactly what the true monthly looks like to your buyer, while the house next door is quoting its own capped bill and calling it ‘low taxes’.

Say ‘portability’ to a Florida buyer moving up

A Florida homeowner who sells their homestead can carry up to $500,000 of their Save Our Homes savings onto the next one. If your likely buyer already owns here, that benefit travels with them to your house — it is a real argument for them to move up rather than stay put, and it belongs in the conversation.
